About Farmer Home Inspections

Farmer Home Inspections was built on a simple idea:
Do the job the right way, every time.
With over 23 years of experience, our approach has never been about rushing through inspections or overwhelming clients with technical language. It’s about following a consistent process, verifying what matters, and delivering clear information people can rely on.

Every home has a story. Every system has a condition.
Our job is to document both – accurately and professionally.

Experience isn’t just knowing what’s wrong with a house.
It’s knowing what’s normal.

About Phil Farmer

Phil Farmer is the owner and lead inspector of Farmer Home Inspections, serving North Texas since 2003. With more than two decades of full-time inspection experience, Phil has performed thousands of residential, commercial, pool, septic, and property condition inspections throughout the Dallas–Fort Worth area and surrounding rural communities.

Before becoming a licensed professional inspector, Phil worked in residential and commercial construction, renovation, property management, and swimming pool construction and supervision. That hands-on background gives him a practical understanding of how homes and buildings are assembled, maintained, repaired, and how they age over time.

Over the years, Phil has expanded his qualifications to include foundation elevation surveys, termite/WDI inspections, septic inspections, pool and spa inspections, thermography, FAA-certified drone roof inspections, and commercial property evaluations. He is also a certified FAA Part 107 Remote Pilot and continues to integrate drone technology into modern inspection practices for improved safety and roof documentation.

Phil’s inspection philosophy is simple:
“Clear Information. Confident Decisions.”

Known for his calm, process-driven approach, Phil focuses on helping clients understand the condition of a property without unnecessary alarm or exaggeration. His goal is to provide practical, experience-based insight that helps buyers, sellers, investors, and agents make informed decisions with confidence.

Clients and agents often describe Phil as thorough, honest, steady, and easy to talk to — someone who explains things clearly and treats people with respect.

When he’s not inspecting properties, Phil enjoys spending time with his wife Carree, working on rural projects, restoring old equipment and boats, woodworking, fishing, and serving quietly behind the scenes in his local church community.
